Dallas is a hard place to find empty RV spaces. Therefore, we were very esctastic and surprised to find there were several spots open at Lakeland RV Ranch and Michele, the owner seemed so friendly and boasted of her love for children and many amenities at the “ranch”” . Having spent the last year and half traveling the country for our job with our kids we have stayed at MANY RV parks

probably in total with camping trips included around 20-30 . I have never written a bad review about an RV park or really anything. Upon arrival I was surprised to say the least although the pictures online are accurate and very pretty they are mostly of the owners area of the property which she really doesn’t allow people on she claims she does but she’s very unfriendly towards children. Signing in we had to sign a four page contract which I didn’t take the time to read that basically states you are not a resident

you have no rights and Michelle can choose to make you leave and claim your trespassing because you disagree with her numerous and ever-changing set of rules. She claims to have free Wi-Fi which is very slow and actually requires a very expensive upgrade to actually use. Free laundry but she goes through it to see if you wash shoes or anything on the banned list at which point she can evict you on the spot. Through out the park are signs which state you are a VISITOR not a resident and therefore subject to the ever changing rules of the owner. To enforce this rule you can never get mail there which I have never experienced at an RV park. The website and Internet claims a gym a clubhouse all the stuff that’s actually in her house that she does not allow you to use. ESPECIALLY children. It’s really sad because the people here are really friendly and they live in fear of this woman and whisper about how they can’t get mail and have to keep their children on a leash and they have to live by these crazy rules and this is their home they don’t have a chance to leave like I do. Really just a sad and odd situation. To get to the fraudulent part of the experience at Lakeland RV Ranch

we decided that we couldn’t take living here any longer and since we have the resources we found a home to rent close by. Although this is a much larger expenditure it is well worth it to not live under this kind of condition any longer. we paid for the month for two trailers which we own. we stay in one and our employees stay in another. we never really had any issues as far as breaking rules or anything and less they were suddenly changed which happened several times and she wrote odd emails to the entire trailer park. Anyhow as a courtesy even though we were paid a month in advance I shot Michelle an email to let her know we would be moving as I had found a home I was very polite and have the email to back this up she thanked me and sent me a receipt and said I had $37 coming because I had made $150 deposit for the electric . Even though I had paid in advance I fully expected to not get back the rest of the months rent. However come Sunday we had not moved one of our trailers yet and I have not given her any specific time and any rate we were paid through the end of the month. She calls my phone and says that we are trespassing out of nowhere because it’s after 12 o’clock and we are supposed to be gone now. To be honest I was and still am in shock completely flabbergasted. How dare she! not only does she treat people wrong when they live there but she’s trying to harass me after I just want to leave. My husband and children and I were already in our home but we were still making arrangements for the other trailer which was again already paid through the month of March. Unfortunately

this woman then made me get the police involved and wastes their time because she was threatening all kinds of things just out of the blue like towing our trailer or having our employee arrested!!! All because she didn’t have control over the situation. I have honestly never seen such a control freak out in my life. If you run a business the customers are RIGHT and should feel COMFORTABLE!! Ifyou want it to be your home then don’t rent out by the month to people. After the police tell her she has no authority in this matter because we are paid up she sent me an email stating that we were supposed to only be there two weeks with a new invoice claiming that I now owe her $137 and are committing theft of services which is fraudulent.
